Homes in Saginaw and what they ask of paint
Saginaw has a mix of 1970s and 1980s brick homes near its original center, plus a large number of 1990s to 2010s brick homes in subdivisions such as Willow Creek and Willow Vista Estates. Most are single-story with brick fronts, siding on gables, attached two-car garages and orange-peel or knockdown interior walls. Newer homes often came with flat builder paint that scuffs easily. Foundation movement from clay soil leads to cracks at door corners, gaps at trim and nail pops, so interior jobs here almost always include drywall repair before paint.
Fixing cracks that keep coming back in Saginaw homes
A thin crack above a door frame often returns after a season of soil movement if it's only filled with spackle. We widen the crack slightly with a utility knife, embed mesh or paper tape in a setting-type compound and finish with lightweight joint compound feathered several inches on each side.
Nail pops get reset with drywall screws above and below, then filled and sanded. Where trim has pulled away from the wall, we use a flexible siliconized acrylic caulk that stretches with small movements. After repairs, we prime the patches and repaint full walls so the sheen looks even.
Matching orange peel and knockdown after repairs
Texture is what usually gives away a patch. We carry spray texture equipment and hand tools to recreate orange peel and knockdown patterns on site. Before spraying a wall, we test on a scrap board to match the size and spacing of the existing texture.
Knockdown is sprayed, allowed to set for a few minutes and then flattened with a wide knife. Orange peel is sprayed in thin passes with a finer nozzle. Once dry, the patch is primed and painted with the rest of the wall.
- Test pattern on scrap board before spraying
- Knockdown flattened at the right set time
- Orange peel in thin, even passes
- Patches primed before full-wall repaint
Upgrading flat builder paint and garage floors
Many newer Saginaw homes have flat builder paint that shows every handprint. We repaint in a scrubbable matte or eggshell that cleans up easily without shiny spots. A typical interior repaint of walls only in a 1,700 to 2,000 sq ft home usually runs about $3,250 to $6,150, depending on repairs, ceiling height and color changes.
Garage floors are another popular upgrade. We grind or etch the concrete, repair cracks and apply a two-part epoxy with decorative flakes and a clear topcoat.
