Homes in Benbrook and what they ask of paint
A good share of Benbrook was built from the late 1950s into the 1980s: single-story brick ranches with wide overhangs, painted wood fascia and soffits, and wood windows or early aluminum frames. Some streets near the lake have larger custom homes on rolling, tree-covered lots. Whitestone Ranch and other newer sections from the 1990s and 2000s use brick and stone with fiber-cement trim. Mature trees shade many older lots, which keeps paint from sun-baking but also means leaf litter, damp soffits and slower drying after rain. That makes rot repair and mildew cleaning a regular part of prep here.
Where rot starts on a Benbrook brick ranch
On 1960s and 1970s ranches, the wood details meet brick in dozens of places, and every one of those joints is a spot where water sits. The usual trouble areas are fascia corners under roof valleys, the bottom of garage door jambs, window sills on the side facing the sprinklers and soffit boards where gutters overflow.
We probe each of these with an awl. Soft sections get cut back to firm wood and replaced with primed pine, cedar or PVC, depending on the location. Smaller pockets are dug out, treated with a liquid epoxy consolidant and filled with an epoxy putty that can be sanded and shaped. Every repair gets primed before the day ends.

Shaded lots near the lake: mildew and slow drying
Big oaks and pecans keep many Benbrook homes cool, but shaded soffits and north walls can grow mildew that bleeds through paint if it isn't killed first. We wash those areas with a mildewcide cleaner, rinse thoroughly and let the wood dry for a day or two before priming.
We also adjust our schedule for shade. A soffit that never sees sun after a rain can take much longer to dry than an open wall. We check moisture before priming and add a mildew-resistant additive or use a paint already formulated with mildewcide on the shaded sides.
What a Benbrook trim repaint usually costs
For a typical single-story Benbrook brick home, a trim-only exterior job covering fascia, soffits, window trim, garage door and front door usually lands around $2,650 to $5,800. Rot repair is the biggest variable, followed by the number of windows, two-story sections and how much old caulk has to be cut out.
We itemize rot repair separately from painting so you can see exactly what the carpentry costs. If we find more damage once old caulk is removed, we'll show you before we replace anything beyond the original estimate.
